What is Surveying?

Accurate and reliable survey information is essential to any land, engineering or architectural project if it is to succeed. It is the foundation for many other activities and the key to integrated design and planning.
We undertake to complete all our surveys using the most professional approach to produce clear and reliable information which can be easily accessed and understood by all parties using the data.
All our certified surveyors are highly trained and supplied with the latest surveying technology along with fully equipped vehicles. Instruments include; survey quality GPS, total stations, digital levels, reflectorless and theodolites.

Boundary & Topography Survey:

The main objective of a boundary survey is to determine the location of land ownership lines.

  • The initial phase includes land records research for the purpose of locating deeds, plans, maps, wills and other documents defining the location and rights associated with a parcel of land. With the land records research complete, the surveyor can then construct a picture of what the parcel of land should look like according to the language contained in deed descriptions, as well as other documents obtained during the research. This is referred to as the "record boundaries" of the parcel.
  • The next phase of the boundary survey involves a thorough field inspection for the purpose of uncovering any boundary evidence, such as iron pipes or rods, monuments, walls, fences etc.
  • A field survey is then conducted to locate the evidence uncovered during the inspection survey. Different methods are employed, including conventional total station traverses (a network of sight lines strategically placed throughout the parcel) and Global Positioning Surveys (GPS). All survey field measurements are verified back at the office and run through a comprehensive QA/QC procedure.
  • A preliminary plan of the survey is then drafted using modern CAD software. The next step involves analyzing the relationship of the found, physical evidence with the pre-determined "record boundaries". Based on their thorough knowledge of deeds, evidence, and boundary retracement principles. A final Boundary Survey Plat is prepared, displaying the results of the survey, and affixed with a professional land surveyors seal and signature.

Subdivision Design and Layout:

Developers and land owners shall determine the maximum number of lots they can get from a parcel. Then they the layout/sketch, the roads and lots before they hand it to the surveyor for completion

Residential Surveys:

Boundary Disputes, Identification of and marking out of boundaries in their simplest form using title deeds and physical evidence or researching using aerial photography, Ordnance Survey maps, etc. We always take a commonsense approach and advise when it is a lost cause. We try and stop you throwing good money after bad.
Building Disputes, "It all seemed so simple, building an extension or making alterations to gain much needed space or generally improving the property - and it all went wrong".
There is little point in us giving any general advice here as building disputes take so many forms, but please call us and we will be more than happy to discuss any problem.
Party Wall Disputes, is any boundary, floor, fence or wall that is jointly used by two or more parties - both parties have rights to the use of the party wall.
